How the score works (0–100)

Tenure (40) — homes here most often trade after 6–9 years of ownership; the score peaks there.  Equity (30) — estimated value minus a modeled mortgage balance (80% LTV, 30-yr, purchase-year average rate). More equity, more options.  Appreciation (15) — estimated value vs. what they paid.  Rate lock-in (15) — an owner holding a ~3% pandemic loan is penalized; an owner whose old rate looks like today's has little reason to stay put.

Absentee owner — the county's tax bill mails to a different zip than the property. Landlords and out-of-area owners have no emotional lock-in and are disproportionately likely sellers; filter to them for investor-focused farming.

Estimated values are the county's total market value × a per-zip sale-to-assessed ratio self-calibrated from the county's own last 12 months of valid sales — if homes in a zip have been closing at 1.12× assessed, that's the multiplier used. These are modeled estimates for prioritizing outreach, not valuations to quote to a homeowner. If a conversation starts, run the real numbers before you talk price.
